The former Royal Bank of Scotland (RBS) headquarters in Inverness is set to undergo major redevelopment following its sale to Highland property developer Ark Estates. Located on Harbour Road, this prominent two-storey building has served as the Highland division headquarters for RBS until recently. The site, which spans approximately 10,000 square feet within a 0.6-acre footprint, will soon be demolished to make way for a new, modern commercial development.
Ark Estates, known for its expansive property portfolio in the Inverness area, has acquired the building on undisclosed terms. The company plans to revamp the site, replacing the current flat-roofed structure with an energy-efficient facility that offers substantial yard and parking provisions. This redevelopment aligns with growing demand in the commercial property sector for modern, environmentally friendly spaces. Ark Estates, in collaboration with property agency Graham + Sibbald, is already seeking a long-term tenant for the newly developed property.
Willie Gray, Managing Director at Ark Estates, expressed excitement over the acquisition, emphasizing the prime location’s potential for various commercial uses. The new building is expected to meet the high standards of modern businesses, with energy-efficient features designed to meet contemporary demands for sustainability in commercial real estate. Gray noted that the demolition of the existing building would pave the way for a more customized space that could accommodate a variety of business needs.
Kenny McKenzie of Graham + Sibbald echoed Gray’s optimism, highlighting the demand for energy-efficient units in the commercial property market. The Inverness area is experiencing significant growth, and the redevelopment of this high-profile site offers a rare opportunity for businesses seeking a modern, well-located space.
Ark Estates has previously been successful in transforming properties across the Longman industrial estate, and this new project is expected to attract considerable interest from prospective tenants. The redevelopment will contribute to the growing demand for commercial properties that blend modern design with energy efficiency, making it a standout opportunity in the Inverness property market.
